Once you have purchased a property you may be looking for the best way to maximise the income you earn from it. 

At Costa Dorada Estates we are able to manage your property, whether you are renting it to a series of holiday makers, or for the whole year to a single tenant.

Our services include:

     Management of services relating to the property
    Managing all services relating to the property including gardening, swimming pool maintenance, minor refurbishment and/or repairs, and the regular cleaning of the property.

     Meeting the tenants
    Meeting the tenants upon arrival, ensuring that they sign a rental agreement, taking a cash deposit from them, handing them the keys and showing them the house. 

     During the tenancy
    During the tenants’ stay we are available to handle any issues which may arise. 

     At the end of the tenancy
    At the end of their stay we meet with the tenants to collect the keys, inspect the property and return the deposit if appropriate.

How do we work?

     We contract with the landlord
    We enter into a contract with the landlord according to which we agree to handle the maintenance of the property and the rental of the property for a flat monthly fee.

     We contract with cleaners, pool maintenance people, etc on behalf of the landlord
    We contract with all necessary service providers on behalf of the landlord and with the landlord’s express written consent.

     We handle all payments on behalf of the landlord
    We receive sufficient funds from the landlord to make payments to the service providers.

     We provide the landlord with a monthly expense report
    We provide the landlord with a monthly report of expenses incurred and payments made on your behalf.

     We offer an immediate service
    We answer all emails and telephone messages immediately.

     We offer you peace of mind
    In short, we provide you with the security and peace of mind you need to be able to let your property in Spain.

Marketing your rental property

     Via the Internet
    We recommend that you create an Internet presence for your property, either by using one or more of the many websites designed for the purpose, or creating your own website, or both.  In terms of cost effectiveness it is far preferable to use existing websites.  For instance, we offer our clients the opportunity to list their properties on our website for no charge.    However, you may also find that a simple website of your own gives potential tenants the opportunity to learn more about your property.

     A simple website of your own
    If you wish to develop a simple website for your property, we are able to create one for you for a fraction of the cost of a normal website, by using the same structure used by other clients of ours for the same purpose.  If this is of interest to you please let us know and we will be happy to discuss costs with you. 

     Handling enquiries
    In terms of tenants, many landlords prefer to deal directly, receiving all enquiries themselves.  Alternatively, we are able to receive and answer email enquiries, for which we charge a small commission based on the rental fee in addition to any flat fee charged.
