THE STAGES OF THE PLANNING PROCESS

In Spain land is classed either as farmland, developable land or urban land. 

    Farmland

Farmland is the cheapest of all, its price broadly depending upon what is growing on it.  What one can build on farmland depends entirely upon the part of Spain in which the farmland is situated.  In Catalunya, for example, unless the land is sufficiently far from a centre of population to warrant the construction of a farmhouse, the only structures for which planning permission may be obtained are barns and tool sheds.  In other parts of Spain the rules are not as strict, although specific advice ought to be sought in each case.

    Developable land

Farmland becomes developable land upon the order of the local town hall, a purely political decision.  As one would imagine, the value of land increases greatly once such a decision has been taken.  The planning use of the land will be determined by the town hall, information that can be obtained upon application.

    Urban land

Developable land becomes urban land once it is ready to be built on, that is once the sewers and drains have been laid, the electrical supply has been installed, the roads and pavements have been built and the lampposts have been installed.  Clearly there is a relatively high cost associated with developing the land to this stage.

BUILDING ON THE LAND

Building on urban land and selling the finished product is the final stage of the development process.  If you are new to development, cutting your teeth in this market place is not advisable.  For those with some experience, no matter how limited, there are a great number of opportunities to exploit.

Investors

There are 2 broad categories of investment, residential property and commercial property.

    Residential property

Most people investing in residential property in this region expect to use the property for their holidays and to let it out to holidaymakers on short lets the rest of the year.

Evidently, the keener the price at which you purchase, the better will be the return on your investment.  In order to buy at prices under market value it is essential to identify the property before it is placed on the general market.  At Costa Dorada Estates we have access to local information, for instance where banks are foreclosing on a mortgage and a sale is required urgently.  We are also able to advise clients who are interested in purchasing in the public auctions conducted at the Spanish courts.

You may be buying either a resale property in need of modernisation, a newly built property, or a property off plan.  Whatever your decide to do, at Costa Dorada Estates we will provide you with comprehensive advice in respect of negotiating agreements with builders, financing your purchase, refurbishing properties and managing your investment.

    Commercial Property
